What is residential conveyancing?

Residential conveyancing is the legal process that transfers ownership of a property from one person to another. It sits behind every standard house or flat purchase and sale and covers far more than simply signing a contract. If you are buying, your conveyancer investigates the legal title, reviews the contract pack, orders and considers searches, raises enquiries, deals with your mortgage lender and makes sure you understand the property you are committing to buy. If you are selling, your conveyancer prepares the legal information for the buyer’s lawyer, answers enquiries, deals with any mortgage that must be repaid and manages the legal steps needed to transfer the property on completion. The conveyancing process — step by step

1. Instruct RG Law and complete your onboarding information. 2. The contract papers are prepared or received and the legal title is reviewed. 3. For a purchase, searches are ordered and enquiries are raised with the seller’s lawyer. 4. Your mortgage offer, source of funds and any related requirements are checked. 5. Once the legal work is satisfactory, we report to you and discuss exchange and completion. 6. Contracts are exchanged, making the transaction legally binding. 7. On completion, funds are transferred and the keys are released. 8. Post-completion work is completed, including Stamp Duty and Land Registry registration where required. Every transaction is different. A chain, leasehold management information, mortgage conditions or a title issue can add time, which is why clear communication between all parties matters.

What does conveyancing cost?

RG Law publishes residential conveyancing fees from £1,025. The final cost depends on the transaction, property value, tenure, mortgage arrangements and any additional legal work required. Your quotation should distinguish the legal fee from third-party costs and other charges that may apply, such as searches, Land Registry fees, Stamp Duty Land Tax, lender-related work or leasehold supplements. The aim is to make the likely cost visible at the start rather than surprise you late in the transaction. If the scope changes — for example, because a leasehold issue, gifted deposit, Help to Buy arrangement or additional title work arises — your conveyancer should explain what extra work is needed and any related fee before progressing it where possible.

How long does conveyancing take?

There is no single timetable that applies to every property transaction. A straightforward freehold transaction with a responsive chain may progress relatively quickly, while a leasehold sale, a long chain, delayed mortgage offer or complex enquiry can take longer. What matters most is not promising an unrealistic completion date, but identifying the factors that could slow the transaction and dealing with them early. Instructing your conveyancer as soon as your offer is accepted — or before marketing if you are selling — can remove avoidable delay at the start.

Common issues that can slow a transaction

Delays are often caused by missing paperwork, slow responses elsewhere in the chain, management-company information, mortgage conditions, planning or building-regulation questions, restrictions on the title, probate, gifted deposits or problems revealed by searches. Some of these issues are routine; others require additional investigation or negotiation. RG Law’s job is to separate what genuinely needs attention from what is simply part of the normal conveyancing process, then explain your options clearly.
